Belgravia Group has announced that it is eyeing spring of 2017 to begin construction of its newest residential tower, Renelle on the River, at 403 North Wabash Avenue. With that in mind, it recently started selling condominiums to the public.
Prices in the 18-story bKL-designed building range from $1.5 million to $3.2 million. That kind of cash gets you a three-bedroom condo of around 2,200 square feet on the low end to four bedrooms and 3,400 square feet on the high end.
The building isn’t expected to open until 3Q2018, but not surprisingly for a tower with its primo location, the place is already 20% sold.

Belgravia Group Launches Sales at Renelle on the River
45-unit luxury condominium building 20 percent sold six months before groundbreaking
CHICAGO (OCTOBER 26, 2015) — Chicago-based Belgravia Group, Ltd. has announced the start of sales at its newest luxury condominium development, Renelle on the River. Inspired by the word runnel – a delicate stream or brook – the 18-story building will be perfectly positioned at 403 N. Wabash so that each residence will have stunning views of the Chicago River, downtown Riverwalk promenade and surrounding architectural landmarks. Slated to break ground in spring 2017 with delivery scheduled for late summer 2018, the building is already 20 percent sold.
Buyers can choose between three- and four-bedroom floor plans ranging from 2,249 to 3,434 square feet and priced from $1,584,900 to $3,203,900. Designed with only three residences per floor, this intimate building takes exclusive luxury to new heights.
“Renelle on the River will bring a uniquely understated elegance to this block of Wabash,” said Buzz Ruttenberg, founder of Belgravia Group. “With only 45 homes, we are creating a residential jewel box with strong appeal among sophisticated, well-heeled condominium buyers who desire the space of a single-family home with the benefits of urban living. And, this peaceful patch of land is one of the last river-front sites available for development. When you look at the space from the Michigan Avenue Bridge, this swatch of riverfront acreage appears to be hidden in plain sight.”
Optimally situated between Chicago’s River North and Loop neighborhoods, Renelle on the River will be steps from Michigan Avenue with the added bonus of convenient access to the vibrant Riverwalk. From Michigan Avenue, the development will be accessible via a quick stroll through the Wrigley Building plaza where the serenity of meticulous landscaping will envelop residents and their guests.
“You can’t mass produce grace and elegance,” said Ruttenberg. “Every Belgravia development is like a curated work of art, but as our buyers have told us, this building is truly a rare find.”
“Buyers at Renelle want a home that makes sense for their lifestyle, which in many cases is a home that lives more like a single-family home where rooms are open to each other, but it’s not just one giant open space, like you’ll find in a lot of newer condos,” he continued. “They want gracious, defined spaces that allow them to entertain large groups and enjoy jaw-dropping city views in the living room while distancing themselves from the bustle of a busy kitchen.”
Three distinct floor plans are available at Renelle on the River, each featuring a large kitchen/family room combination with separate formal living spaces.
All residences will have 10-foot ceilings; expansive windows; 8-foot solid core doors; 5-inch wide wood flooring in main living areas; abundant gallery walls for art lovers; and private balconies. Kitchens will be appointed with Snaidero cabinetry; natural stone or quartz countertops; and Subzero and Wolf appliances. Even laundry rooms are well appointed with a Snaidero base cabinet, quartz countertop and sink.
Elegant master baths consist of Snaidero cabinetry; Waterworks faucets; a Victoria & Albert freestanding soaking tub with floor-mounted tub filler and hand shower; stone or quartz-topped vanity; stone or porcelain tile flooring and shower walls; heated tile floor with thermostatic control; walk-in shower with frameless glass surround; and private water closet with Toto toilet. Secondary baths can be personalized with the same high-end fixtures and design elements as in the master bath and will offer either a walk-in shower with frameless glass door or a tub/shower combination.
“Another standout benefit to living at Renelle, is the amount of freedom buyers have in selecting interior finishes,” said Ruttenberg. “Our buyers like the luxury of having dozens of options when it comes to styling their home, which isn’t always the case in some buildings. Also, each buyer has access to a Belgravia Design Consultant to help them achieve their desired aesthetic.”
Featuring west, south and east views of the Chicago River – and some of the city’s most notable architectural masterpieces – the “A” residence at Renelle on the River is the largest of the three floor plans at 3,434 square feet with four bedrooms and 4½ baths The master suite will feature two oversized walk in closets and each secondary bedroom will include an en suite bath. The fourth bedroom can also be reconfigured as a library and powder room.
The other two plans available at Renelle include the 2,517-square-foot, three-bedroom/3½-bath “B” residence with 78 linear feet of windows, where all bedrooms and living spaces face east toward the river and the 2,249-square-foot “C” floor plan that offers the flexibility of either a three-bedroom/three-bath layout or an alternate two-bedroom/three-bath option with a family room in place of the third bedroom.
