Are you saddled with a complicated address? Do your friends think you’ve had too much to drink when you say you live south of West North Avenue? Ever try to give a cabbie directions in mid-ride telling him to take East Middle Wacker Drive, hang a right on North Lower Michigan and drop you off at East North Water? Then the building known as Lakeview 3200 might be the place for you.
“Lakeview 3200” is simple enough, but living there makes things even simpler. You can tell people you live above the Lakeview Target, and everyone will know what you’re talking about.
The reason we mention this is because BlitzLake, the developer of the mixed-use and ever-so-TOD building at 3200 North Clark has begun pre-leasing for “early 2017” move-ins.
Lakeview 3200 is actually a new building, but River North’s Hirsch Associates did a good job of making it blend in with traditional North Side Chicago architecture, with its terra-cotta and all. This location used to be a surface parking lot and a Dunkin’ Donuts, but that’s OK because Target will sell donuts, too.
There’s a total of 35,000 square feet of retail space on the first three floors, with 90 residences on the five remaining floors. Parking is minimal: 39 spaces, because this building is so close to the Belmont L station that you could hit it with a donut thrown from the roof. If you happened to be a Major League Baseball pitcher. And you wrapped the donut around a baseball.
So if you want to get a look at what “fitting in” looks like, this is the building for you. Once it gets a little dirt on it, and a few Chicago winters under its belt, you won’t be able to tell it apart from the more vintage piles in the area. And if your current lease ends in “early 2017” check out the press release below.
BlitzLake Partners Begins Pre-leasing for Lakeview 3200 Apartments on Chicago’s North Side
Transit-oriented development at Clark and Belmont to include 90 apartments, 29,000-square-foot flexible-format Target
CHICAGO — Chicago-based BlitzLake Partners today announced the start of pre-leasing at Lakeview 3200, a transit-oriented, mixed-use development one block east of the Belmont CTA station in Chicago’s Lakeview neighborhood. Coldwell Banker Residential Brokerage has been retained as the exclusive marketing and leasing brokerage for the eight-story, 90-unit community, with first move-ins scheduled for early 2017.
“We’ve seen rising demand for transit-oriented rental housing throughout Chicago’s neighborhoods, yet this stretch of Lakeview remains an untapped market, with virtually no new apartment development despite its central location near one of Chicago’s busiest ‘L’ stations,” said David Blitz, managing partner of BlitzLake Partners. “While residents of Lakeview 3200 will enjoy a highly walkable lifestyle, with retail, restaurants and nightlife steps from their front door, the proximity to public transportation and several bike-share stations will allow them to access much of the city in 30 minutes or less.”
Located at 3200 N. Clark St., Lakeview 3200 will offer 90 apartments comprising a mix of studio, one- and two-bedroom floor plans; 8,000 square feet of office space; and an additional 29,000 square feet of retail fully leased to Target Corp. for one of the company’s first flexible-format stores in Chicago.
Residences at Lakeview 3200 will range in size from approximately 430 to 1,450 square feet, with pricing starting at $1,525 per month for studios, $1,925 for one-bedrooms and $2,750 for two-bedrooms. All apartments, including a one-bedroom model available for tour, feature 9-foot exposed concrete ceilings, contemporary plank flooring, oversized windows, in-unit laundry and modern kitchens with quartz countertops and stainless steel GE appliances. Three of the largest units also feature private balconies.
“The variety of unit sizes and configurations at Lakeview 3200 will appeal to a wide range of renters – from young professionals who want the neighborhood aesthetic without sacrificing a quick commute to the office, to downsizers looking for the urban rental experience away from the hustle and bustle of downtown,” said Blitz. “It’s the best of both worlds and unlike anything currently available in Lakeview.”
A true transit-oriented development, Lakeview 3200 will include 40 parking spaces, all of which are reserved for the building’s commercial tenants. Both Enterprise CarShare and Zipcar offer vehicle-sharing stations within a five-minute walk of the community.
In addition to Target, which will be located on the ground floor of the development and include a Starbucks, Lakeview 3200 will offer numerous resident amenities. They include a lounge with complimentary Wi-Fi and a big-screen TV; adjacent landscaped sundeck with fire pits and grilling stations; 24-hour fitness center offering one-on-one personal training; and secure bike storage room.
Designed by Chicago-based Hirsch Associates LLC, Lakeview 3200 features a glass, cast stone and metal panel exterior inspired by adjacent buildings in the Lakeview neighborhood. A beveled corner overlooking Clark and Belmont maximizes natural light and views of the surrounding cityscape, while a raised tower creates an anchor for the intersection below.
The development is located on three parcels of land that BlitzLake acquired in July 2013. The firm broke ground on the project in August 2015 following a rezone of the entire property.
“Our familiarity with the neighborhood allowed us to transform this highly visible corner into an elegant, transit-oriented development that provides much-needed housing and retail while serving as a catalyst for future investment in the months and years to come,” said Blitz.
For a limited time, residents will receive one month’s free rent on 12-month leases beginning on or before April 1, 2017. For more information on Lakeview 3200 or to schedule a tour of the model unit, call (773) 669-5870, email email@example.com or visit http://www.lakeview3200.com.
